Stamford Road

Stamford Road is an award winning extension and retrofit, and a home for the retired parents of an Architect, located in a conservation area on the outskirts of the market town of Oakham, in the county of Rutland.

The original house, built in the late 1930s, had become very tired and dated, with poor levels of natural light due to its cellular room layout.

Extensive remodelling of the existing building at ground floor level (including the removal of several load-bearing masonry walls), and the single storey rear extension with full-height glazing, has created an open / light-filled home, which the clients can use to entertain both friends and family.

In addition, the connection between the house and the extensive lawned garden to the rear of the property has been significantly improved (helped by the construction of a low-level timber deck) opening up views to the countryside beyond.

Vertical circulation was simplified by the creation of a new entrance lobby and staircase along the front of the property, cleverly creating a dramatic double-height entrance area, whilst adding a significant area of usable floorspace where the old staircase had been.

The insertion of a new staircase, and the formation of dormer windows at roof level, also enabled two new bedrooms to be created within the existing attic space, which had previously only been used for storage.

The internal remodelling also means that the rear garden can be viewed as soon as people enter the property (and vice-versa), which also brings benefits in terms of security.

Structurally speaking, the project involved inserting a number of steel beams at first floor and second floor / roof levels, as well as a pair of steel ‘goalpost’ frames along the original and new rear elevations of the building at ground floor level, to resist both vertical and horizontal (i.e. wind) loads.

Testing of the cohesive soil meant that the depth of any new foundations required could be kept to a minimum, whilst avoiding the potential issue of clay heave and shrinkage due to the presence of several matures trees in the grounds of the property.
